Surrounded by rolling hills and farmland, the area enjoys a peaceful atmosphere while maintaining convenient access to Hereford, just a short drive away, with its range of shops, restaurants, and cultural attractions. The location benefits from excellent travel connections, including the A49 and nearby train stations, offering easy links to Worcester, Birmingham, and beyond.

The Property

Dining Room: ‘Alu-tec’ aluminium front door opens into the property, where a spacious 5m x 6m dining room greets, including floor tiles with ProWarm tile back 10mm insulation, built-in cloakroom for tucking away coats & shoes, skylight window and LED spotlights. The diner also acts as a central link room for the ground floor.

Open Plan Kitchen/Breakfast/Family Room: An incredibly impressive heart of the home;  this expansive family hub is a contemporary wonder, perfectly positioned to encapsulate incredible views via twin portrait windows either side of the Woodfire RH 14 Inset woodburning stove, and two sets of Schuco sliding doors with ‘Pilkington suncool’ solar control glass and ‘Duette’ SmartCord blinds. The ‘Masterclass’ kitchen from their H-line collection boasts a handleless door system topped by ‘Caeserstone’ quartz and ‘Mirostone’ countertops, 2 Samsung ovens (one with microwave capabilities), Hotpoint fridge/freezer & dishwasher, ‘Pronteau’ prostream 3-in-1 hot water tap in urban copper, induction hob and extractor fan hood above. ‘Herschel’ infrared panels are fixed to the ceiling for a stylish and sustainable heating solution, these are fitted throughout the property.

Sitting Room: Light neutral décor tones set the mood in this more intimate carpeted reception room setting, adjacent to the kitchen. A wide picture window maximises the vistas, completed by infrared ceiling heating panels, LED spotlights and wall mounted mood lighting.

Utility Room: Located just off the kitchen, with space/plumbing for both a washing machine and tumble dryer. Two layers of 15mm acoustic plasterboard and a 3mm sound proofing rubber sheet ensure brilliant sound dampening between the utility and the rest of the house, while an ‘Alu-tec’ aluminium rear door opens directly out to the patio.

Hallway: A central hall accesses all bedrooms in the property, with a stairwell to bedroom 4 with closet beneath housing the ‘Energie’ solar hot water system, lined with a 3mm sound proofing rubber sheet.

Bedroom 1 with Ensuite: A generously proportioned bedroom suite, enjoying the stunning far reaching views from a large picture window. Includes built-in wardrobes with full length mirror sliding doors and ensuite shower room.

Bedroom 2 with Ensuite: Further spacious carpeted bedroom, also with a built-in wardrobe and ensuite ‘jack & jill’ shower room, which opens to the dining room.

Bedroom 3: Another large double with fitted carpets, situated on the same side as bedroom 1, again maximising the incredible scenery via a picture window. Includes a built-in wardrobe behind closing door and LED spotlights.

Family Bathroom: A luxurious, fully equipped contemporary bathroom suite; oversized walk-in glazed cubicle with thermostatic rainhead shower, double ended bath with wall centre taps, vanity unit with basin and low flush WC, mirror and chrome towel radiator.

Bedroom 4: Carpeted double bedroom on the first floor, with beautiful exposed timber beams adorning the vaulted ceiling. A skylight window above the bed is perfect for stargazing, while at the far end a square window frames amazing views. A side door allows direct access into the fully insulated loft, which is over 1,000 sq.ft, offering huge storage or conversion potential, subject to relevant permissions.
