Property Description

Coachman’s Cottage is an exceptional, rural, 5-bedroom conversion set within an acre of landscaped gardens and grounds within close proximity of the market town of Bromyard. It includes a 3-box stable block, Dutch barn and is in a stunning setting of ancient grazing land beside the River Frome in Herefordshire.

Boot Room – Utility Room/Pantry – Hallway – Downstairs Shower Room – Farmhouse Kitchen/Breakfast Room – Conservatory/Dining Room – Sitting Room – 5 Double Bedrooms (2 Downstairs) – Family Bathroom – Driveway with ample Parking for numerous Vehicles – Gardens overlooking farmland – 3 Box Stable Block – Dutch Barn – Riverside Setting

Located along a quiet country lane, Coachman’s Cottage is approached by a five-bar gate, leading to a large gravel driveway to the front of the property and offers views across the landscaped front garden and countryside beyond. The attractive, timber-framed property sits within a private plot at the end of the driveway.

The Property

Enter the property into a large sun room, ideal as a boot room and storage area and where the utility room/pantry and bedroom 5 lead off. The utility room and pantry has a wall of fitted units, an additional sink and has space to house a large fridge, freezer and washing machine. Into the inner hallway and you will find a downstairs shower room and bedroom 4 which has its own French doors leading out on to a private south-facing patio area and the vegetable garden beyond.

The large kitchen leads off the hallway with its traditional AGA and separate conservatory both with large dining tables for entertaining or family gatherings. There is a separate electric oven in the kitchen, ideal for use during the summer months, built-in dishwasher and sink overlooking the gardens. Beautiful views lie outside the kitchen window to the front landscaped garden and to the rear through the conservatory overlooking a lake. Doors lead from the conservatory out on to further patios and south-facing seating areas.

The heart of the home is undoubtedly the sitting room with log burning stove and bread oven. The room is full of character with exposed beams and windows to 3 sides. A separate area beside the stairs makes an ideal desk space and a large under stairs cupboard makes ideal storage.

Upstairs, all rooms lead off a large landing. All 3 bedrooms are doubles with built-in wardrobes, 2 with their own sink, and have tremendous views across the adjacent countryside. There is a family bathroom with bath and overhead shower with rainfall head.

Outside

Adjacent to the fifth bedroom is a large 3-box stable block, ideal for storage or could be reinstated as loose boxes for ponies. The gardens, previously kept as paddocks, could also be re-fenced for this purpose. There is a Dutch barn that can be used to store hay and straw or to protect from the elements for outdoor dining and parking. The extensive lawns to the front and side of the property abut the River Frome with dry-stone bridges leading to grazing land beyond. The vegetable garden is fenced in with a number of raised beds, a greenhouse and sheds. The south-facing patios at the rear of the property make the most of the sunshine and countryside views.
